2022 Summit County Real Estate Market Reports

The Summit County Colorado Real Estate Market in 2020 continued to increase in the number of sales, average sold price and average sold price per square foot compared to 2019. There was an uptick in demand while inventory remained low causing the average sales price to increase. The thought behind the increase in demand is due to COVID-19 and companies allowing employees to work from home, giving people the freedom to move to the mountains.

Summit County Real Estate Year End Market Report 2020:

  • Number of sales in 2020 were up 21.73% compared to 2019
  • The average sales price increased 10.18% over 2019
  • Days on Market is hard to pinpoint, depends on the property as some are going under contract in 1 day

Breckenridge Real Estate Year End Market Report 2020:

  • Breckenridge accounted for 38% of all Summit County real estate sales in 2020 which is inline with 2019 at 36.5%
  • Average sold price appreciated 4.60% while the sold price per square foot was slightly higher at 5.32%
  • Overall, the Days on Market dropped slightly which correlates with the increase in demand

Frisco Colorado Real Estate Year End Market Report 2020:

  • Frisco sales accounted for 10% of all Summit County real estates sales which is inline with 2019
  • The average sold price in Frisco increased 14.77% – as there was limited inventory sellers were able to push their list price
  • Days on Market in Frisco was and continues to be the lowest out of any town in Summit County

Keystone Colorado Real Estate Year End Market Report 2020:

  • Keystone real estate property sales accounted for 14.25% in all of Summit County
  • The number of Keystone home sales showed the biggest increase at 62.50% while townhome sales dropped 26.92%
  • Days on Market stayed consistent across Keystone sales when comparing 2019 to 2020, but varied greatly among the property types

Silverthorne Colorado Real Estate Year End Market Report 2020:

  • Silverthorne property sales accounted for 25% of all Summit County real estate sales in 2020 inline with 2019
  • The average sold price for properties in Silverthorne was the greatest increase out of all areas at 16.50%
  • Sold price and sold price per square foot for Homes in Silverthorne also rose 23.37% and 15.74% respectively

Dillon Colorado Real Estate Year End Market Report 2020:

  • 10% of all sales in Summit County occurred in Dillon, down from 12.50% in 2019
  • Average sales price and the average sold price per square foot in Dillon both increased 8.09% and 6.11% respectively
  • The number of overall sales dropped slightly (~5%), this may be due to very few new construction closing in Dillon in 2020

Copper Mountain Real Estate Year End Market Report 2020:

  • Copper Mountain property sales made up 5% of all Summit County sales up from 3.4% in 2019
  • With an increase in sales in Copper the average sold price & sold price per square foot also rose 10.50% and 5.59% respectively
  • Days on Market for Copper Mountain Home sales dropped quite significantly to 129 days from 385 days
