As we start the new year, you may be considering purchasing a property in Breckenridge, Colorado. As of January 2020, there are 177 residential properties for sale in Breckenridge, Colorado.

  • Breckenridge Condos: There are 49 Breckenridge Condos for sale with prices ranging from $235,000 for a studio to $2,200,000 for a 4-bedroom – 3-bathroom ski-in/ski out condo at Water House on Main Street.
  • Breckenridge Townhomes: Nineteen Breckenridge Townhomes are listed for sale, ranging in price from $535,000 to $2,395,000.
  • Breckenridge Homes: Of the 177 total listings, 92 are single-family homes. Prices start at $629,000 and climb all the way to $18,900,000.

When analyzing the final 2019 numbers, we see an appreciating real estate market for Breckenridge, Colorado. There were a total of 639 sales in Breckenridge, which is down 88 sales or 12% from last year. While total sales were down, volume ticked up from $678M in 2018 to $710M in 2019, which is 5% increase in total sales volume. This is further evidenced by the increase in the average sales price across the county. In 2018, the average sales price in Breckenridge, Colorado, was $926,194 across all types of residential property (including Deed Restricted Property). In 2019, the average sales price increased 21% to $1,121,408.

From a macroeconomic standpoint, leading economic indicators remain strong. The Dow, Nasdaq, and the S&P are all at record levels, posting strong earnings. Unemployment is at 3.5%, and housing starts for November are at 1,365,000, up from 1,256,000 in September. While there are geopolitical headwinds, optimism remains strong due to earnings and the potential for a trade deal in the coming weeks.
