Frisco, Colorado Real Estate is on the rebound, similar to the rest of the Summit County Real Estate market. In 2013, there were 160 sales compared to the low of 2009 with only 98 sales and the height of 2005 or 2007 with 225 or 220 sales. While the list-to-sales price is also tightening at 97% in 2013 compared to the low of 2010 at 94% and the highest being 98% in 2005, 2006, and 2007. However, in Frisco Colorado Real Estate, the good news is that prices have not climbed back up to their height in 2007.
In 2013, the average sales price for all Frisco Colorado Real Estate (condos, townhomes, duplexes and single-family homes) was $473,202. This is an increase of +7.27% over the average in 2012, $441,130. Although the average sales price is still down -18.15% from the height of the Frisco Real Estate market in 2007, when the average sales price was $559,092. The average sold price per square foot (SF) is also up +5.9% at $304/SF in 2013 compared to $287/SF in 2012, with the height in 2008 at $364/SF.
While all market data for the Frisco Real Estate market is on the upward trend, the only market data moving down is the days properties are staying on the market. In 2009, properties stayed on the market an average of 326 days; every year since that number has steadily been decreasing down to 179 days in 2013. Overall, the Frisco Colorado Real Estate market is already showing signs of improvement while the Summit County Real Estate market as a whole has leveled out. This is fairly typical for towns like Frisco to recover faster, making Frisco, Colorado a desirable area to purchase a vacation or rental properties.
