When considering the purchase of a home in Breckenridge, it is important to understand Transfer Taxes. The town of Breckenridge has a transfer tax of 1% of the purchase price on the sale of every property located in the Town of Breckenridge. In addition to the 1% transfer tax, the following subdivisions have an additional 1% transfer tax that goes to the Breckenridge Mountain Master Association: Crystal Peak Lodge, One Ski Hill Place, Timber Trail, and Mountain Thunder Lodge. Breckenridge is home to deed-restricted homes for full-time residents to Breckenridge. The deed restrictions covenants include the following: First, the home must be the primary residence of the owner. Second, at least one member of the household must work at least 30 hours per week for a company based in Summit County. Third, the household income must be less than a certain percentage to the Area Median Income. The purpose of the deed restrictions is to have a lower barrier of entry to home ownership for the Summit County Workforce. Depending on the subdivision, appreciation rates may be capped.
